IFRS 16 Lease Schedule Builder
Build an IFRS 16 schedule with the checks a reviewer looks for.
Enter your leases once. The workbook builds the liability and right-of-use schedules, the journals and the disclosures, and shows every check as PASS or FAIL.
- Up to 250 leases, month by month for up to 30 years, in one Excel file with no macros.
- Modifications: term or payment change, index change, and scope decrease with the gain or loss. Separate scope increases are logged against their new lease row.
- Journals and disclosures that tie: maturity analysis, ROU movement by class, liability reconciliation.

Who it is not for

The checks
Every check is visible on the Checks tab and shows PASS or FAIL.
- C01The liability rollforward ties to the closing liability, per lease and in total.
- C02The right-of-use asset is never negative.
- C03Undiscounted remaining payments equal the maturity analysis total.
- C04Current plus non-current equals the total liability.
- C05Modifications are complete and valid: dates inside the term, revised payment and rate entered where needed.
- C06Every IBR is between 0% and 30%.
- C07Register rows are complete and valid, and each term fits its payment frequency.
- C08Journals balance, debits equal credits, in every period.
- C09The disclosure reconciliations and the total cash outflow cross-foot.
- C10The lease count is within your tier.
- C11Each lease has at most one remeasuring modification.
- C12Undiscounted cash recomputed in closed form equals the schedule, per lease.
- C13A forward rollforward from commencement equals the liability at the reporting date, per lease.
- C14The number of payments in the schedule equals the number expected from the lease terms.
- C15Every register row is picked up by the engine and the Results tab.
- C16Settings hold allowed values.
- C17Warning only: a negative current portion is flagged for review.

Questions
- Does it need macros?
- No. Every calculation is a formula you can trace. There is no VBA in the file.
- Which Excel versions does it work in?
- It is built without macros or dynamic-array functions and tested in Excel 365 for Windows. The Excel 2019, Mac and Google Sheets checks are listed on the How we test page as they are completed.
- Can I use Google Sheets?
- Every tier, Lite included, is an Excel file today. A Google Sheets copy of Lite is planned; until the Google Sheets check is listed as done on the How we test page, use Excel.
- Is my data uploaded anywhere?
- No. The workbook runs on your computer. We never see your leases.
- Can it handle more than one modification on a lease?
- Version 1.0 handles one remeasuring modification per lease, and check C11 tells you if a second one is entered.
- Why not ask an AI assistant to build the schedule?
- You can, and you then need to check what it built. This workbook is the checked version: the same formulas in every file, every check visible, and each release tested against an independent recompute before it ships.
- What does the licence allow?
- Lite and Pro: one named user, for their own organisation. Team: up to 10 named users in one organisation, for its own work. Practice: up to 5 named users in one accounting or audit firm, for any number of clients. You may give completed files to your auditors and reviewers. Outputs you create are yours.
- How do updates work?
- When we release an update, it is free within the same major version for as long as we sell it. You get an email and download it from your library.
- What if it does not work for me?
- Ask within 14 days of purchase for a full refund, for any reason.
Who built it
